Situated along the wooded banks of the Ohio River, in Milton, Kentucky - across from Historic Madison, Indiana, and consisting of 117 acres - is the 200 year old Richwood Plantation. It is now open to the public.
Enter the Plantation through it's brick columned gates - take in the views and ambiance of this fine old historic home and it's surroundings - and the stresses and strains of modern day life begin to fade away. You'll feel as though you've stepped into a bygone time…with a more leisurely approach to life and it's simple pleasures.
As you enter the reception room of the main home, you'll find a parlor and a dining room with breathtaking views of the Ohio River and it's valley. Also, we offer a large gathering room, with a beamed hardwood ceiling, hardwood floor, and a large, stone, wood-burning fireplace. This room is furnished for the comfort of our guests, with leather sofas and chairs, a big screen Plasma TV, surround sound audio system, and books and magazines adding the finishing touches for your enjoyment.
Adjoining the gathering room is a sunny indoor breakfast room and two outdoor decks. Both decks open up to the swimming pool and out-door hot-tub, with a great view of the large pond and the Plantation grounds.
On the second floor we offer five finely appointed bedroom suites of various sizes, four with remote-controlled gas-log fireplaces. Some suites have whirlpool tubs, and three have incredible views of the Ohio River. One suite has it's own private balcony directly overlooking the entrance to the plantation and the river. All of the second floor has access to the second level deck, which overlooks the pool, out-door hot-tub, and a large pond, along with a spectacular view of the endless Kentucky hillside.
Adjoining the main house is an intriguing Carriage House with two spacious and airy loft suites; one with a view of the Ohio River and one with a view of the Plantation grounds and the mountain side. Both suites have a large living room, dining area and a full kitchen. The bedrooms feature a bay-windowed sitting area. The full baths have a two-person hot-tub and a separate shower. Both suites are richly furnished and appointed for your total comfort.
On the expansive grounds are six additional suites, two in Mountain View Cottages, three in Lake View Cottages and one is the Summer Cottage. Three of the cottage suites have full kitchens and living areas, ideal for families with children.
On the fun side, we have an out-door five-person hot-tub under a large gazebo that is open year round. We also have a large in-ground pool that is open during summer months. We offer a boat launch with parking, free to our guests, just in case you'd like to bring your boat and enjoy the beautiful Ohio River from a different perspective. The Ohio river is also suitable for jet-skis. We have a large 50+ acre field toward the rear of the property that is ideal for four-wheelers or dirt bikes.
Fish in the river, play croquet, badminton or horseshoes for restful, authentic, genteel era pastimes. Take a romantic stroll along the Ohio at sunset on those breezy, balmy evenings, enjoying the sights and sounds of the river at night...or just star gaze.
We also offer camp fires and cookouts to complete those wonderful, lazy days on the plantation.

The Reception Room is located front-and-center of the first floor of the Plantation Home. It's warm and inviting atmosphere will make you feel welcome as soon as you walk through the door. It has an antique piano that is "almost" in-tune, in case anyone has an overwhelming desire to break out in song. Prepare yourself to be transported through time as you walk from room to room in this wonderful home, imagining what it must have been like to live here 200 years ago.
The Parlor is located in the north-west corner of the first floor of the Mansion and adjacent to the Reception Hall. It has a wonderful view of the Ohio River and is the perfect place for a quiet chat, a good read, or courting your beau. It has a remote-controlled gas-log fireplace, two overstuffed loveseats, several overstuffed chairs and a four-person card table. It also has a large sitting area in the bay window overlooking the front lawn of the Plantation and the beautiful Ohio River.
The Formal Dining Room is located in the north-east corner of the first floor of the Mansion. It has a beautiful dining table that seats eight comfortably, a large bay window overlooking the Plantation front lawn and the Ohio River, a remote-controlled gas-log fireplace, and many other luxury appointments and amenities that make you want to wear your best suit or dress to dinner-- just as some of our loftier ancestors did two-hundred years ago.
The Kitchen is the heart of any home and invites you to come in and sit, have coffee and a Danish, or just read your favorite magazine. Our kitchen has a large dual oven, a five-burner gas range on the center island, a large refrigerator/freezer w/ice maker, two coffee makers and a microwave. It seats seven people, three at the bar/island, and four at a table on the north side of the room. It is adjacent to the Sunroom, the Gathering Room and the rear deck. Relax and enjoy.
The Sunroom is located on the southern exposure of the Mansion. It is completely enclosed in insulated glass and has A/C and heat, so , no matter what the weather outside, you'll relax in total comfort inside--but feel as though you're outside. The Sunroom is adjacent to the Kitchen, the Gathering Room and the rear deck and has four large whicker chairs and a large whicker sofa so you'll have no trouble finding your favorite spot.
The Gathering Room is located in the southern end of the Plantation Home. It is the entertainment center of the Mansion and is embellished with luxury, warmth and comfort. It has a large, stone, wood-burning fireplace, a heavy wood-beamed ceiling w/recessed lighting, hard-wood flooring, a small library of books, a large, flat-panel plasma screen w/surround sound DVD/CD player, and satellite TV. It is attached to the kitchen, the Sunroom and two large, outside decks. Sit anywhere you'd like on two full-size leather sofas, several leather chairs and several more upholstered chairs. Watch TV, listen to your favorite CD, read the paper--whatever you favorite pastime may be. End tables and coffee tables abound for your things. This is one very comfortable and luxurious room.
The McKinley Suite (sleeps 2) is the largest suite in the Plantation Home. Located in the north-west corner of the second floor, it has a perfect view of the Ohio River and the Plantation front lawn from a large, bay-windowed sitting area, a king size bed w/loveseat facing the remote controlled, gas-log fireplace, an attached, full bath with a claw tub/shower, satellite TV, and a DVD/CD player.
The River View Suite (sleeps 2) is located front-and-center of the second floor of the Mansion. It has it's own private, walk-out balcony with wrought iron furniture overlooking the entrance to the Plantation and the Ohio River, a king size bed, an attached, full bath with a whirlpool tub/shower, a remote-controlled gas-log fireplace with a sitting area, satellite TV, and a DVD/CD player.
The Richwood Plantation Suite (2 bedroom - sleeps 4) is located in the north-east corner of the Mansion's second floor. One bedroom has a perfect view of the Ohio River and the Plantation front lawn from a large, bay-windowed sitting area, a small reading foyer, a king-size bed, a remote-controlled gas-log fireplace, satellite TV, and a DVD/CD player. The other bedroom is our smallest suite. Located at the south-east corner of the second floor of the Mansion, it has a queen size bed, a view of the Plantation grounds and a partial view of the Ohio River, satellite TV, and a DVD/CD player. Both rooms share a full bath with a whirlpool tub/shower. This suite is perfect for couples traveling together on a budget, or for families with one or two children over 13 years old.
The Rosemary Suite (sleeps 2) is located in the southern end of the Mansion's second floor. It has a view of the pool, the Plantation grounds, the Carriage House, the pond and the expansive Kentucky hillside. It has a king size bed, an attached, full bath with a whirlpool tub/shower, a remote-controlled gas-log fireplace, satellite TV, DVD/CD player, and a sitting area in the north end of the room.
Built in the late 1800's, this was the "Bunk House" for the girl students who attended the Richwood Plantation Riding School for Young Women (1891-1969). All three Lake View Cottages are connected by a spacious rear deck which overlooks our "Big Red Barn", a large pond , and the expansive Kentucky hillside. Ideal for couples traveling together, or couples with children. Though secluded, your cottage is a short walk along curving paths to the pool, pond, out-door hot-tub, Laundry Hut, Plantation Mansion and parking.
Lakeview 2 (sleeps up to 4):
Downstairs has a full kitchen with automatic dishwasher, a full size refrigerator w/ice maker, a large oven/stove, big microwave, a coffee maker and lots of kitchen cabinets. Also a dining/living area with a table for four, a queen-size sofa-bed, satellite TV, DVD/CD player, a half bath, and a large, sliding-glass door leading out to the rear deck which overlooks our "Big Red Barn", a huge pond, and the endless Kentucky hillside.
Upstairs has a huge bedroom with vaulted, cedar beamed ceilings, a king-size bed, a private full bath, and a separate, two-person hot-tub in the bedroom, along with satellite TV, DVD/CD player, and an incredible view of the west end of the Plantation grounds from it's wall-to-wall glass windows.
Lakeview 1 and 3 (sleep up to 4 each) have a private full bath, a kitchenette with a studio refrigerator, microwave, sink and coffee maker, a queen-size bed, a living area with a queen-size sofa-bed, satellite TV, DVD/CD player and a large, sliding-glass door leading out to the rear deck which overlooks our "Big Red Barn", a huge pond and the endless Kentucky hillside.
The Summer Cottage (sleeps 2) was built in the very early 1800's. This solid-brick cottage takes you back to a time long ago...when people passed the hours by relaxing and enjoying what nature had to offer.
This little cottage was actually the kitchen for the Plantation Mansion, so that cooking the family meals didn't heat up the "Big House" during those hot, lazy summer days.
A favorite of Honeymooners and anniversary celebrants, this is the only suite we have that is totally by itself, yet right on the edge of everything. It's solid-brick walls make it very quiet inside.
The Cottage is a powerhouse of a suite that has a kitchenette with a studio refrigerator, sink, microwave and a coffee maker, a brick, gas-log fireplace, a two-person hot-tub in the bedroom, an elevated, queen-size four-poster bed with a loveseat facing the fireplace, satellite TV, DVD/CD player, a separate bath with a shower, and an incredible view out of every window!
Immediately adjacent to the Plantation Mansion, in-ground pool, out-door hot-tub, and on the edge of a large pond, it is surrounded with the vistas and ambiance of a Southern Plantation.
From your porch you can view the Mansion, the Ohio River, the Plantation front lawn and grounds, the pool, hot-tub, and a huge pond, along with the endless Kentucky and Indiana hillsides.

The Carriage House is where you will check-in. The Office is located left-of-center. Enter through the "Big Red Door". Have a great stay!
Both Carriage House Suites (sleep up to 4 each) have a separate, full bedroom with a queen-size bed, satellite TV, CD/DVD player and an elevated, bay-windowed sitting area. The full bath has an elevated, two-person hot tub, a separate glass-front shower and a private restroom. The full kitchen has a huge refrigerator, large oven/stove, big microwave, automatic dishwasher, garbage disposal, coffee maker, and enough kitchen cabinets to move right in and never have to leave. The living/dining area has a queen-size sofa-bed, remote-controlled, gas-log fireplace, satellite TV, DVD/CD player and a dining table in front of a huge round window that faces either the Ohio River or the endlessly wooded Kentucky hillside,
Both suites in the Carriage House have a six-foot-diameter window facing either the Ohio River and the Plantation front lawn, or the endless Kentucky hillside on the Southern side of the fifty-acre alfalfa field to the rear of our property. Either way, you have a fabulous view.
There is nothing like slipping into a cool pool on a hot day to melt away the stress. Take a moment during your busy day to relax in our swimming pool, or just swim all day long and forget about being busy.
It's also a great way to keep the kids occupied while you sit in the shade of the Dogwood trees and read the book you can never find time for.
Whatever you do, you'll find that the pool is a great place to get away from it all and chill out.

It's also a great way to keep the kids occupied while you sit in the shade of the Dogwood trees and read the book you can never find time for.
Whatever you do, you'll find that the pool is a great place to get away from it all and chill out.
For those who prefer to stay a bit longer, the Laundry Hut makes it easy. Don't let your laundry pile up, only to have to deal with it when you get home. Go ahead and take care of it while you're swimming, fishing, strolling along the Ohio River, or shopping in beautiful Historic Downtown Madison.
The Laundry Hut is centrally located for ease of use by any of our guests - free of charge. This little house has two washers, two dryers, a wash basin, folding table, heater, and bright lighting; making the task of doing your laundry as easy - if not easier - than being at home.
Adjacent to the swimming pool and close to the Gazebo hot-tub, and two outdoor decks, you may not even want to leave at all while you take care of your domestic chores.
Note: We do not provide laundry detergent or fabric softener.
All of our suites have only one bed each. Suites/Cottages sleeping up to 4 also have a sofa bed, which is intended for children under 18. We cannot guarantee the comfort of adults sleeping in sofa beds, nor make any compensation. It is advisable to rent separate suites for separate adult couples. Sleeping in public areas, or exceeding a room's maximum capacity is prohibited, and is cause to forfeit your damage deposit, and/or be charged for additional suites. A room's maximum capacity includes children and infants. Children under 13 are not allowed to stay in the Mansion suites, but are allowed to stay in Carriage House Suites or Cottage Suites. We do NOT have baby cribs or cots. We do NOT allow air mattresses or sleeping bags as they are a fire code violation.
Due to the age and layout of this property, there are stairs to negotiate everywhere, therefore, this facility is NOT handicapped accessible. We have no elevator. We apologize for any inconvenience this may cause
If you rent the entire property for a weekend, you will have exclusive use of the entire facility. The property will be completely private for you and your guests for a weekend (or any two nights). Your event can run as late as you'd like. Your band or DJ can play as late as you determine. Music and noise levels must be reduced at 10 PM when having a band outside. Your guests residing here for the weekend are free to roam about anywhere on the grounds and have full access to all of our facilities. You and/or your caterer are responsible for all food and beverage related clean up; to avoid additional cleaning fees or losing your damage deposit. If your event exceed 8 hours duration, there is an additional $50.00 per hour fee after that to keep our staff on hand, if needed. NOTE: When you rent the entire property for a weekend, we have no staff on hand after 6 PM and the office is also closed. We try to make you feel as though this is your home. In doing so, some things are on a self-serve basis after hours, such as: additional towels, tissue paper, taking out the trash, washing the dishes (always your responsibility), linen changes, etc. We do NOT change bed linens on stays of less than three nights. We do NOT make up beds every day. If you plan on using sofa-beds, you must inform us; as the beds do not have linens on them until needed. Room Assignments and making arrangements for late check ins are your responsibility. You must provide us with a printed copy of your room assignment list, including every one in every room, prior to the day your first guest is expected to check in. We have a procedure that works well for most circumstances. Please check with our management regarding late check ins and room assignments.
From Louisville: I-71 N to highway 421 (Campbellsburg exit). LEFT on 421 (heading North). Carefully follow signs to stay on 421, especially when in the town of Bedford. When you get down to the Ohio River Valley in Milton, go straight past the Dairy Queen (on your left) for one full block, then RIGHT on the river road (highway 36 heading East). Go one mile. We are on the right, opposite the river.
From Cincinnati: I-71 S to highway 227 (Carrollton exit). RIGHT on 227 (heading North) for approximately two miles. You will come to a stop sign where you must go left or right. LEFT on highways 42/36 (heading West). When highway 42 and highway 36 split, stay on highway 36 (stay to the right, on the river road). Drive West for approximately ten miles. We are on the left, opposite the river.
From Indianapolis: I-65 S to highway 56 (Scottsburg exit). LEFT on highway 56 (heading East) for approximately twenty miles until you get to Madison. Continue through Downtown Madison on highway 56 to the East end of town. Watch for signs for highway 421 S. Follow highway 421 S over the Ohio River Bridge. Be careful, the bridge is narrow. At the bottom of the bridge, you will come to a stop sign were you must go left or right. LEFT for 1/2 block, then RIGHT on the river road (highway 36 heading east). Go one mile. We are on the right, opposite the river.
From Frankfort: North on highway 421. Carefully follow signs to stay on 421, especially when in the town of Bedford. When you get down to the Ohio River Valley in Milton, go straight past the Dairy Queen (on your left) for one full block, then RIGHT on the river road (highway 36 heading East). Go one mile.
